- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.

- Access to the home is up a flight of eight (8) steps.
- The owners of this home use security cameras to monitor the exterior of their home to ensure it remains safe when unoccupied. No cameras are aimed at the bedrooms, doors, or windows.
- AWD/4WD is required in times of snow or ice to access the town of Beech Mountain.
- Located just over 5,000ft in elevation, this home does not have air conditioning.
- Guest passes must be requested and paid for in advance for a Sports Membership; limitations apply.
Policies and Rules
- CANCELLATION POLICY: Bookings canceled within 24 hours of their creation will receive a full refund of payments. Bookings canceled more than 24 hours after their creation are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
- MUST BE AT LEAST 25 YEARS OF AGE TO BOOK.
- FIRM MAX OCCUPANCY OF TWELVE (12) TOTAL PERSONS.
- No smoking is allowed on the property.
- No smoking inside the home. No trace of smoking left outside the home.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- This property absolutely does not permit pets anywhere in or on the premises at any time including outdoor spaces. Bona fide service animals with appropriate certification may be permitted, and the presence of a certified service animal must be disclosed prior to check-in. Misrepresenting a pet as a certified service animal is a crime under North Carolina law. Guests who bring a pet to a no-pet home will be subject to a non-refundable $500 extra cleaning fee to remove pet hair and dander and clean carpets and upholstery. If any pets are discovered during your tenancy including via security camera or observation of neighbors or BRMR staff, your credit card on file will be charged for the above-mentioned fee, and you will be evicted without refund of unused days.
